When a Tenant's child turns 18 (and still lives at home).

Once a minor reaches 18, they are an adult.  Then, you have an adult living in the house, but not under a lease (not a good idea).  They become a guest of the Tenant (make sure this is spelled out in your lease - or use ours).  

If you are ok with the child continuing to live in the home, use a Co-Tenant Addendum.  This keeps you protected and the child in the home.
